Frequently Asked Questions
-
Most operators in Rolleston build premises and lease them. Te Ara sells the freehold land — so your business owns its site outright and builds premises to suit how it actually operates, building equity in an asset that grows with it.
-
Covenants protect the long-term value of every site in the park. By setting consistent standards for how premises are built and maintained, they ensure a cohesive, quality development where no single site is undermined by what's built next to it — safeguarding the investment of every owner. Draft covenants will be available to review as part of the process, and apply consistently across all sections.

Premises are built to suit your business, subject to the covenants and council planning rules that apply consistently across all sections. Draft covenants will be available to review as part of the process.

Te Ara suits a wide range of buyers.
Owner-occupiers — businesses ready to own their premises rather than lease, from trades and light industrial to offices, showrooms, and services.
Investors — those seeking freehold commercial land in a high-growth district with limited supply.
Developers — buyers acquiring larger sections to build and lease, or to create smaller lots and premises for onward sale.
And national and regional operators — established brands seeking a Rolleston footprint, whether building their own or partnering with a developer on a build-to-suit or build-to-rent basis.
Whatever the model, the common thread is ownership: a stake in the land, not just a lease on the space.

A non-binding registration of your interest in specific sections — no deposit, no financial commitment, and no obligation on either side. It simply registers your interest and your place in the queue.
You submit your interest through this site. Your registration is reviewed, and pending our approval, we issue you a formal Expression of Interest agreement to sign. -
Priority is determined by the date your signed Expression of Interest is submitted back to us — not the date of your initial registration. Once formal subdivision is confirmed, holders get the first opportunity to convert to a binding sale agreement, ahead of the general market.
Expressions of Interest open to the public on 1 September 2026 and close on 18 October 2026. -
The land must be rezoned for commercial use before sections can be sold. The development proceeding depends on that Plan Change, subject to a board decision expected at the end of October 2026, informed by the level of interest received.
Should the board decide against a Plan Change your Expression of Interest simply lapses. You've made no financial commitment and are under no obligation. -
Indicative pricing is currently $850–$1,050 per m². This reflects current pricing only — final prices are determined at the point your Expression of Interest converts to a sale agreement, on the basis set out in your Expression of Interest (EOI). See the EOI section for details. Check with Bayleys if you have any questions.
